Often just a repair. Most of the leaks we get called out to are one cracked pipe boot, one lifted flashing, or one open seam. We inspect, photograph what we find, and give you a written repair scope plus an honest estimate of how much life the roof has left. If it genuinely needs replacing, you will see the pictures that prove it.
It depends on the pitch and the building. Metal is hard to beat on a pitched roof here: it reflects heat, sheds monsoon rain fast, and does not degrade under constant UV. Architectural shingle is the value option when it is installed with the right underlayment and a high-wind nailing pattern. Flat and low-slope roofs go to TPO, EPDM, or built-up. We will tell you which one fits your building and your budget.
It comes down to square footage, pitch, the system you choose, and what we find under the old roof. Every estimate is free, itemized, and in writing, so you can see exactly where the money goes. Repeat customers get 10% off.
Yes. After hail or high wind we document the damage with dated photographs and a written condition report you can hand straight to your adjuster. We will meet the adjuster on site when that helps, and we will tell you honestly if we do not think the damage rises to a claim.
Most single-family reroofs are one to three working days once materials are on site, and the roof is always dried in before we leave for the night. Larger commercial membrane and built-up jobs run longer; your written estimate carries a start date and a finish date either way.
